An interesting article in a briefing from Anthony Collins Solicitors caught our attention recently. The Charity Commission, in a recent investigation, highlighted the importance of keeping good minutes of meetings so that organisations can clearly document decisions taking. We feel that this is equally important in the tenant management sector and the statement that minutes should be factual, accurate and timely (FAT) holds true,

The Charity Commission have produced some guidance around taking minutes which can be found here and which we suggest is shared with whoever is responsible for the minutes in your TMO.
Now, where are those notes for the last Exec meeting………………..
As we enter the latter part of the year and thoughts are turning to the Christmas festivities, a quick reminder that we still have places available on two training courses for TMOs.
On 30th November we’re holding a 1-day session to look at how the new regulatory regime for housing impacts on TMOs. There’s still time to book and there are a small number of places available.
Then on 14th December we’re hosting a 1-day course on how your TMO is governed. This will consider what you need to do to ensure your TMO runs efficiently and effectively and how to avoid things going wrong.
Both courses will be held at Wenlock Community Hall, 3-13 Cropley Road, London, N1 7PT from 10.00 – 16.00. Lunch and refreshments are included in the price of the day which, at £200 (+VAT) for Members is superb value for money!
One of the lesser remarked upon aspects of the recent Budget announcements by the Government was the drastic reduction in the discounts being offered to those tenants exercising their Right to Buy.
Currently the maximum discount offered is £102,400 (£136,400 in London) and this is being reduced to a much lower level ranging from £38,000 in the South East (although London and some other areas will be capped at £16,000) to £22,000 in the North East. Full details can be found on the government website.
Tenants have until 21st November 2024 to submit a Right to Buy application to benefit from the current discount levels. Applications after this time discounts will be capped at he lower sums.

ACAS have produced guidance to help you support your staff in what can be a pressured and stressful role, particularly if they are the sole employee and work in isolation.
They have also produced a podcast and provide training around supporting mental health and having difficult conversations.
Finally, there is a free e-learning course on mental health awareness for employers.

It’s been a busy few months at Belle Isle with the return of the Belle Isle Gala in July before they embarked on a programme of 18 (yes 19!) free food and activity sessions for families over the school Summer holidays programme.
If that wasn’t exhausting enough for the Board, staff and volunteers, they then launched into a campaign for their Continuation Ballot (see our post on 30th September).
Having achieved an outstanding 93% in favour of the TMO in the ballot, they held their AGM on 28th September. Two new Board members were elected (plus three returning) and the meeting heard from Men In Need Together (MINT) as well as conducting the normal business of the AGM.
They haven’t stopped there though, last week saw 67 kids and parents attend a Halloween event for residents with the office open for trick or treaters!
Yet another example of what tenant management delivers – it’s not just better services but a improved community for all.
